Irish Commercial Real Estate

This team of two Chartered Surveyors – Hugh Linehan (Head of Real Estate) and Maura O’Sullivan (Fund Manager – Real Estate) – has extensive experience, and a strong background in establishing and managing property portfolios. This wealth of experience offers particular advantages in relation to property investment which, of its nature, is long-term, cyclical, and heavily reliant on strong market relationships. Based in Dublin, the team has responsibility for active management (buying and selling) and asset management of directly held properties, as well as for indirect investments in Ireland and overseas. The combined value of funds under management is currently over €1.25bn. The team works closely with the other of Aviva Investors Real Estate teams internationally, particularly in relation to overseas investment.

The Irish Property Fund, managed by Aviva Investors on behalf of Aviva Group Ireland plc, is an open ended, daily dealt fund that invests in Irish property assets – primarily direct property. The fund comprises high quality, well let properties in prime locations. There are currently 19 properties in the fund, with a market value of over €300m., and split by market value into 50% offices, 43% retail, and 7% industrial.

UK Commercial Real Estate

Our UK Property Fund (also named Aviva Investors Property Trust) holds a diversified portfolio of UK commercial properties, including office, retail warehouse, shopping centre, leisure and industrial assets. Approximately 20% of Fund assets are in London and the remainder well distributed in prime locations across the UK. To enhance liquidity and potential returns the Fund can also invest in the shares of property companies.

European Commercial Real Estate

The investment objective of the European Property Fund is to seek income and long-term capital appreciation through property investment in the European Economic Area (excluding the United Kingdom) and Switzerland. The fund aims to capitalise on continental European commercial property returns, through investing in a broadly diversified portfolio of direct property investments and property shares.
